Off-plan means you reserve a unit in a project that is not yet completed, paying against a construction-linked schedule. Title typically transfers at handover. Funds should be paid into a DLD project escrow account.

How does DLD escrow protection work?

Developer-sold off-plan projects in Dubai are expected to operate an escrow account so buyer payments are used for that project. Escrow reduces misappropriation risk; it does not guarantee handover dates or capital growth.

Can property in Dubai qualify you for a Golden Visa?

A property investment may support Golden Visa eligibility when it meets the current federal value and title conditions (often cited around AED 2 million). Rules change. Confirm with official channels or immigration counsel.

What do 60/40 and 80/20 payment plans mean?

The first number is the share paid during construction; the second is due on handover. 80/20 pulls more cash into the build period. Match the plan to your liquidity, not to marketing copy.

Can non-residents buy freehold property in Dubai?

Yes, in designated freehold areas such as Dubai Marina, Downtown Dubai, Business Bay, JVC, Dubai Hills Estate and others. You do not need a residence visa to purchase in those zones.

What extra costs sit besides the purchase price?

Budget DLD transfer fees (commonly 4% on ready transfers, with off-plan structures differing), agency fees where applicable, trustee/admin, and ongoing service charges. We itemise these before you reserve.
